House Manager –At Heathside we currently have a very experienced House Manager. The House Manager is on duty generally from 9a.m. to 5p.m. Monday to Friday to ensure all services and facilities at Heathside run smoothly. Our House Manager occupies the 2 bedroom flat with her husband, who follows his own occupation.

Deputy House Manager – We currently have a Deputy House manager who works when the House Manager is off duty or on annual leave. The Deputy occupies the guest suite during this period.

Handyman – We have a handyman who works Monday-Friday 8.45a.m.-12.45p.m. who assists the House Manager with the daily jobs and maintenance of Heathside. He will also assist residents if authorised to do so by the House Manager.

Service Charge
The Osprey Management Company will be responsible for the maintenance and redecoration of all communal areas and the redecoration and maintenance of external parts, day to day management, insurance, maintenance of the lifts and door entry system.
The cost of these services is divided between the residents of each flat by way of an annual service charge, payable quarterly in advance. At the year end a set of service charge accounts are drawn up in accordance with Section 21(2) of the Landlord & Tenant Act 1985, and a copy given to each resident. All bills, receipts and invoices relating to these accounts are, at the year end, available for inspection in the House Managers office, thus giving complete financial transparency.

Two meetings are held each year – one to discuss the year end accounts and one to discuss the Budget. On both occasions, residents are invited to submit questions prior to the meeting and raise issues of any concern they may have with regard to the year end figures or Budget. Additional meetings are organised if felt appropriate..

It is a requirement under the Landlord & Tenant Act 2002 that consultation takes place with regard to major repairs or extensive external or internal redecorations.
Each year, under the service charge collection, a sum is set aside for the Reserve Fund to take care of future large items of expenditure.

Lease: 99 years from 25th March 1985
Ground rent: £60 p.a. paid in advance
