Our Philosophy

Osprey recognise the needs of people who still live a full and active life - individuals who value their independence but will, like all of us, occasionally, need the support of others. The Osprey concept is to offer such people the security and privacy of owning their own home under the care of Osprey's own professional management.

We aim to provide the highest levels of personal service but where, above all, personal independence is totally respected. The management of a retirement development is crucial to its success. For that reason, Osprey takes great care to choose the right people for the positions of House Manager, where appropriate Deputy House Manager, gardener/handyman, daily cleaners and any further staff that may be required to suit particular circumstances. These teams play a major role in ensuring that our high standards are at all times maintained.

House Manager

The House Manager is employed on behalf of the residents of the development by Osprey and is responsible to Osprey. The job is demanding and requires a great deal of commitment and understanding. The Manager is responsible for the smooth day to day running of the development and is there to help if help is needed. The Manager will:

  • Be unobtrusively observant and sensitive to your individual needs
  • Provide a link to other support, obtaining help if ever required
  • Ensure that your new surroundings are well looked after and maintained

The Manager will maintain details of next of kin, Doctors, etc. and his/her experience allows discretion to be exercised in seeking help in any situation or emergency. The Manager is not a trained nurse and is therefore asked specifically not to administer any nursing care, but instead to call and liaise with those who are suitably qualified.

Service Charges

The service charge is an annual amount which covers all the costs of managing the Estate. The division of these costs is determined within your Lease. A budget meeting is held every year on each of the developments at which time the residents have the opportunity to discuss any queries they have with regard to the figures presented. Osprey are committed to keep the annual services charges at the lowest cost consistent with good management.

The service charge includes:-

  • employment and accommodation of the House Manager
  • on site office costs
  • building insurance
  • garden and ground maintenance
  • emergency alarm system
  • cleaning of communal areas
  • exterior window cleaning
  • audit fee
  • management fee
  • contribution to the Reserve Fund for future maintenance and renewal of grounds and equipment

Residents are responsible for their own electricity, telephone, contents insurance, television licence and for the maintenance and redecoration of the interior of their property.
