Retirement Services

In addition to the services already listed, we recruit house managers, caretakers and ancillary staff.  This ensures that only experienced people are appointed, who are sensitive to the special needs of the elderly.

The management of emergency care lines, guest suites, communal sitting areas, laundry services, payphones and therapy rooms are also part of Osprey’s ‘umbrella of care’ for the retired.

 

Corporate Services

  • Preparing annual accounts
  • Preparing financial statements in statutory form, maintaining statutory records and making the necessary returns to Companies House
  • Arranging share transfers and issuing new certificates
  • Completing tax returns, submitting them to the Inland Revenue and dealing with association requirements
 

Financial Services

  • Opening bank accounts in the name of the Management Company or a Trustee Account in the name of the property
  • Preparing a Budget for the years expenditure
  • Notifying and collecting the service charge
  • Maintaining a sinking fund for the future provision of larger or unforeseen items of expenditure
  • Arranging building and public liability insurances
  • Arranging and administering service contracts
  • Paying the bills of local councils and utility companies
  • Dealing with employees’ salaries and NI contributions
  • Providing information and assistance to potential and new purchasers, and dealing with solicitors enquiries during the sale of individual properties.
 

Maintenance Services

Osprey will look after the administration and maintenance of internal and external common parts including:-

  • Cleaning internal areas
  • Cleaning internal and external windows
  • Replacing light bulbs, fuses, etc. as necessary
  • Carrying out minor running repairs
  • Tending the communal garden area including grass cutting
  • Sweeping pathways, roads, parking and dustbin areas
  • Redecorating internal and external areas as required
  • Maintaining in good working order lifts, boilers, video entry and alarm systems, aerials and fire equipment where appropriate.
 

How we carry out our management role


At Osprey we manage the majority of our properties through limited companies (limited by shares or guarantee) dealing directly with the elected directors of these companies.

Sometimes a non-limited arrangement applies in which case we will manage as Trustees.

Either way, we provide services with the same degree of enthusiasm and purpose.  The management charges are determined after a full appraisal according to the circumstances of individual properties, while Osprey’s own fees are normally assessed on a time basis.

Both are reviewed annually.

With new developments, Osprey should be consulted at the earliest possible stage, when our input can often result in improved efficiency and eventual savings in management costs.
