Does the House Manager live on the premises?
Yes they have accommodation within the building.
Are they on duty 24 hours a day?
No. Although hours slightly vary from one site to another, generally their hours are 8.30am to 5.00pm Monday
to Friday, with a break for lunch.
What happens during the remaining hours?
Between 5.00pm and 8.30am the site is monitored by a central control who are able to call for assistance should an emergency arise.
How does this work?
Each apartment/cottage has a speech facility to which allows the occupant to communicate with central control or visa versa and say what the problem is.
Is there a Deputy Manager?
This varies from site to site, but all have a part time deputy who covers when the House Manager is on annual leave.
Does the House Manager give any nursing care?
No
What is the role of the House Manager?
To give advice and assistance and where appropriate liaise with family and outside agencies. To manage the day to day running of the building/estate ensuring that high standards are adhered to at all times.
If we sell the property do we have to sell it back to the company?
No, If and when you wish to sell the property, it goes on the market at the current market price. Under the terms of the lease/covenant Osprey have the right to act as sole agent for the first six months the property goes on the market. The fee varies between 2.5% and 3% of the achieved selling price.
Is there Sinking Fund/Reserve Fund?
Yes, the amount varies at each site depending on how much major work has been carried out during that financial year.
Is there an annual service charge?
Yes, this covers all expenditure relating to Salaries of all the staff, Lift maintenance, Cleaning, Gardening, Electricity Window Cleaning etc.
How often do we pay the service charge?
This can vary under the terms of the lease, but usually quarterly in advance.
